Searching homes by bed and bath count is not always the most effective approach to finding the home you want or need. Room count and square footage are important, but so is proximity to places you frequent, privacy, or finding homes you can put your stamp on versus homes where you don’t have to even paint a wall…

So we like to talk about what you desire. Then we start searching.

Step 1

Initial consultation

To kick things off, our role is to ask questions and listen closely to your responses. The time we spend with you tells us what matters most across the entire transaction, setting us up in the best way to meet, if not exceed, your expectations. 

Step 2

Home search

Once we establish your ideal home, we’ll set you up on a search, but we’re also going to run manual searches internally so we can hand pick properties that meet your needs. Not every home will be perfect. Your rejections will allow us to further hone in, enabling the perfect one to appear.

When we find the right home, the next step is to craft the strongest, most compelling offer possible. Our goal is twofold—make sure your offer is accepted, and ensure the investment you’re making is financially sound for you.

Step 4

The negotiation

This is a multi-stage process that starts with the initial offer and continues through the home inspection. Given the multitude of transactions we’ve negotiated, our high standards of detail, our reputation for not creating unnecessary complications and our proven track record, your offer will be taken seriously.

Based on this, we typically don’t lose offers.*

*There are instances where offers made will be outbid. This is when we consider whether the home is worth offering more, whether you can or should make an offer or not, because there’s likely something equivalent or better. Protecting your financial situation is our number one priority. There’s always another house, and we’ve never had a client who regretted missing out once they found the right home.

Step 5

The journey to close

Once the offer is accepted, we oversee the next phase of finalizing move-in/move-out details, timelines and other elements (like making offers to purchase additional possessions in the home and securing your mortgage) until the day when title is transferred and you receive the key. 

While the paperwork and finances are in progress, you’ll need to begin the process of packing up your current life and moving it all to the new home. We’ve got your back here. We’ll provide packing tape, stickers and markers. We are going to pay for your move (provided you’re moving within Toronto).

Step 6

The move

Move-in day is exciting. It’s the celebration of everything we’ve done together for weeks and months before. We’d like to be there on move-in day to help make it the most memorable day possible. A delegate from Trava will meet you at your home, double check everything is clean and working, and even treat you to a meal while you’re busy unpacking.
